722 CHANCELLOR AVE 

722 Chancellor is one of the latest residential re-development projects to be constructed in the downtown section of Irvington's Chancellor Ave in several years. OCA's task was to design the project to activate the street and meet the developer's economical budget by providing a pedestrian-friendly, mixed use building that challenges the traditional thinking of construction materials to provide some permanency within the guidelines of the budget.

The project consists of 56 residential units of 1,2, and 3 bedroom varieties. Amenities for tenants include, laundry rooms and office on each floor, a large multi-purpose space, playroom, fitness center, and secured, off-street parking.

OCA's designers balanced large aluminum windows with brick, fiber cement panels, and warm colors along with exterior massing and details, that tie the new building into the existing neighborhood context. The corner of Chancellor Avenue and Union Street, is marked architecturally, by a tall layered block.

The positive impact of new street life will confirm the success and importance of the mixed-use building. The success is further confirmed by OCA's continued work with partners, Adenah Bayoh and the NRP Group.
